ASSESSED VALUATION The value of real property as established by the state government for purposes of computing real property taxes. LEASEHOLD A less-than-freehold estate which a tenant possesses in real property. SURVEY The process by which boundaries are measured and land areas are determined; the on-site measurement of lot lines, dimensions, and position of houses in a lot including the determination of any existing encroachments or easements. RAW LAND Unimproved land; land in its unused natural state prior to the construction of improvements such as streets, lighting, sewers, and the like. MARKETABLE TITLE Good or clear title reasonably free from risk of litigation over possible defects; also referred to as merchantable title. Marketable title need not, however, be perfect title. BULK TRANSFERS Any transfer in bulk, and not in the ordinary course of the seller's business, of a major part of the materials, inventory or supplies of an enterprise. EARNEST MONEY Deposit made by a buyer towards the down payment in evidence of good faith when the purchase agreement is signed. |
